Boulder County Real Estate Snapshot

The inventory of homes available for sale in all of Boulder County is higher than it has been in the last two years, but is still lower than the available inventory of homes for sale of either 2013 or 2014.   Historically, the inventory of homes for sale was much higher prior to and during the recession years.  However, beginning in 2012 there was a significant downward trend in County’s market inventory.

Another interesting indicator this month is the continued downward trend of the % of homes under contract, specifically in the City of Boulder.

It should be- noted however, that Longmont, Louisville, Superior and Lafayette have similar % under contract ratios as compared to last month.  The two communities with lower percentages under contract include Boulder and Erie.

Overall appreciation for the past 12 months in Boulder County is 12.57% for single family homes and 17.11% for attached dwellings.

Denver Metro Real Estate Snapshot

(including Adams, Arapahoe, Broomfield, Denver, Douglas and Jefferson Counties)
% Under Contract – both single-family homes and attached dwellings for sale in 2017 (percentage under contract) is tracking almost identical to 2016.

Days to Offer – There is a slight increase in the days to offer for single family homes, and a more noticeable increase in days to offer for attached dwellings.

Inventory – Inventory is very similar to the same month last year (2016)

Appreciation – 2017 Year-To-Date appreciation for single family homes is 2.85% and for attached dwellings it is 7.2%.
